What an AI Floor Plan Generator Is Good For, and What It Isn't

Searches for "AI floor plan" roughly tripled between February and May this year, from around 10 to a peak of 32 on Google's normalised scale, then fell away over summer.
So a lot of people went looking. What they found is a category that does two jobs well and a third one badly, and the marketing does not distinguish between them. Everyone can picture the finished kitchen. Almost nobody can picture whether the island leaves room to open the dishwasher.
The three jobs people mean by "AI floor plan"
Job one: turn an existing plan into something readable. You've got a estate agent's floor plan, a scan of the original drawings, or a PDF from the architect, and you want it as a clean 3D view you can read. This works well.
Job two: furnish and visualise a plan you already have. The walls are settled. You want to know if the sofa fits, how it looks, whether the room reads as cramped. This works very well and is where most of the value is.
Job three: generate the layout itself from a brief. "Design me a three bedroom house of 120 square metres." This works badly, and I'd say it's the one most people arrive hoping for.
Being clear about which job you're doing saves a lot of frustration.
Why generating the layout from scratch does not work yet
A floor plan isn't a picture. It's a set of constraints pretending to be a picture.
Where the drains are. Where you can and can't put a load bearing wall. Fire regs and escape routes. Minimum corridor widths. Where the gas comes in. Whether the joists run north to south. Which wall your neighbour shares. What the local authority will permit.
A model generating a plan from a text brief has none of that. It's producing something that has the visual grammar of a floor plan, which is a completely different thing from a buildable one. It'll give you a beautiful plan with a bathroom that can't be plumbed and a staircase that lands in a wall.
It earns its place as a starting sketch for a conversation. Generate half a dozen layout ideas, throw five away, take the sixth to somebody qualified. As a way of breaking a blank page it's fine. As a deliverable it isn't.
Where it earns its keep
Take a plan that already exists and make it real. That's the sweet spot, and it's a bigger deal than it sounds.
Most people cannot read a 2D plan. They think they can. Then the wall goes up and the room is a third smaller than they'd imagined, because a rectangle labelled 3.2m x 4.1m on an A4 sheet doesn't communicate volume to a human brain. It's not a failure of intelligence, it's a failure of the format.
Converting that plan to a 3D view, or better, to a photorealistic render from standing eye height, fixes the problem instantly. People go "oh" out loud. And then they change their minds about things while changes are still free.

A workflow that produces something usable
Start with real measurements. Not the estate agent's, not the original drawings if the house is old, because they lie. If your render looks great but breaks two of these, the render is wrong and the numbers are right.
What about the free tools
Most of the free AI floor plan tools do job one and job two reasonably and job three badly, same as the paid ones. The paid tiers mostly buy you resolution, export formats and volume rather than better spatial reasoning.
For a single room, free is enough. If you're an architect running client work, or an agent doing this weekly, the export formats are what you are paying for.
Common questions
Can AI generate a floor plan from a text description?
It can generate something that looks like one. Whether it's buildable is a separate question, and usually the answer is no, because the model has no access to your drainage, structure, or local building regulations. Treat generated layouts as sketches to react to, not plans to build from.
Can AI turn my 2D floor plan into 3D?
This is the most reliable thing in the whole category. Converting an existing plan to a 3D or photorealistic view is well handled and it's where most of the practical value sits, because it fixes the fact that most people can't read a 2D plan.
How accurate are AI floor plans dimensionally?
Only as accurate as what you feed them. If you supply measured dimensions they'll respect them. If you supply a photo and no measurements, treat the output as proportionally suggestive and not dimensionally reliable. Always check clearances against real numbers.
Do I still need an architect?
For anything structural, anything that needs permission, and anything involving services, yes. What these tools change is the conversation you have with them. Turning up with a rendered version of what you want, rather than a description of it, saves billable hours and a lot of misunderstanding.
